- Cedar Lakes, Blythewood is a subdivision that offers lots for sale in Blythewood that are larger in size. This subdivision is in Fairfield County and splits between Blythewood and Winnsboro addresses. There are two large lakes and 2 small ponds that offer waterfront access and visibility. Many of the tracts are about 3 acres, on average. Bring your own builder.
- Surreywood subdivision is a low traffic neighborhood off of Blythewood road near Highway 321. Many of these large tracts have custom homes built among them and is a well established seasoned neighborhood with quality homes.
- Ashley Oaks Blythewood is a growing neighborhood with several different phases dating back to the 1990's. Many of the homes are quality built brick homes with manicured yards. Ashley Oaks Subdivision offers a more traditional style neighborhood with a consistent home style. Ashley Oaks was developed by a local Blythewood developer who handpicked prestigious builders in Blythewood to maintain a reputation of high quality homes within the development.
- Cobblestone Park real estate development, originally known as "The University Club", was developed in the mid-1990s and features one of the most well known golf courses in Blythewood with a 27-hole layout. Homes in Cobblestone Park are restricted to high standards by the Homeowners association, or HOA. Cobblestone Park is a high-density improved neighborhood that has undergone many transformations. Many of the vacant lots for sale are on the golf course or waterfront properties. The verdict is still out on whether or not it will keep the initial vision of the developer.
- Wren Creek, Blythewood is a fairly new neighborhood and offers luxury homes similar to Surreywood and Cobblestone Park. Wren Creek is a Mungo development that has quite possibly built thousands of homes throughout Richland and Lexington counties. The reputation of Mungo is of well-earned quality homes and neighborhoods.
- Lake Ashley is another established and seasoned Blythewood neighborhood that was developed by the same developer of Ashley Oaks Subdivision. Lake Ashley's main attraction is the lakefront properties and quality build custom homes on wooded lots.
- Longcreek Plantation is one of Blythewood's first neighborhoods and is still currently under development. Here you will find 36 holes of golf split between The Windermere Club and Columbia Country Club. Other activities within the community include; swimming, tennis, horseback riding, fishing, boating, etc. Homes in Longcreek Plantation date back to the late 1970's and new homes are being built among the development under different neighborhood names such as Windermere, Fox Meadow, Runneymede, Club Colony, Westlake Woods and others.
- Crickentree neighborhood is also an ongoing development that began in the 1980's. Crickentree contains an 18-hole golfcourse and new homes scattered between Langford Road and Kelly Mill Road across from the YMCA. There are also lots for sale in this subdivision that are reasonably priced although a the development builder must be used for new home construction unless the HOA approves your residential contractor.
- Lake Carolina is just along the border of Blythewood in Northeast Columbia. Homes for sale in Lake Carolina vary depending on the neighborhood you choose within the Master Plan of Lake Carolina. Luxury waterfront homes on a 200-acre lake are the main attraction in Lake Carolina. The grand entrance is evidence that Lake Carolina is a well-maintained subdivision with a strong HOA association.
- Calico Farms is somewhat off the radar for new Blythewood home seekers. It is divided by the Richland and Fairfield County line and has a reputation of a low maintenance subdivision with the natural beauty of creeks, streams and hardwood trees. Large tracts from 4 acres up to 10 acres can usually be found when looking for land for sale in Blythewood.
