Monticello Reservoir | Lake Monticello SC

The Lake Monticello area is made up of The Monticello Reservoir, The Parr Reservoir, and the Recreational Lake.  It is located in Jenkinsville, SC in western Fairfield County about 30 minutes from Columbia SC off of Hwy 215.  With exception of the 300-Acre "Recreational Lake", the 6500+ Monticello Reservoir and the 4400-acre Parr Reservoir function as a "Pumped Storage" hydroelectric nuclear facility operated by SCE&G(South Carolina Electric & Gas).   Waterfront Real Estate developments are sparse and land use is modestly restricted.  Issuance of dock permits requires a minimum of 100 feet of water frontage per single family lot and is limited to one dock per lot.   Furthermore, the Monticello Reservoir prohibits covered docks, water skiing, jet skis, boatlifts, mooring, sea walls, dredging, private boat ramps and additional restrictions.  This has been a somewhat rural area and mostly undiscovered by local residents and Lakefront property investors in and around the Columbia Real Estate Market.  If you are looking for a low traffic eco-friendly community near Columbia, Lake Monticello may be your destination.
