  These are probably the most popular categories for waterfront property listings in Columbia’s housing market.  Mainly, because there are so many different community lakes in South Carolina.  These include Lake Murray, Lake Wateree, Lake Carolina, Lake Katherine, Lake Columbia (AKA Lake Windermere), Forest Lake, etc.  All of these lakes have a common element of being a community lake.

  Lake Murray and Lake Wateree are the most popular because of their size.  On these lakes you will find a large number of waterfront neighborhoods with different styles of homes for sale. These large ‘recreational lakes’ have many variables in determining a home’s value. Each area will be of a different style, age, size etc. and spread across several counties.  Because of different county standards, the use of the lake is somewhat un-restrictive.  It’s considered a “public lake”, so law enforcement has their presence known there.  This is much different than a neighborhood lake, like Lake Carolina, Lake Katherine, Lake Columbia, etc.

  These are what I call “Waterfront Neighborhoods”, but often referred to as “Waterfront Communities”, which I think is a term that is too broad if you are excluding Lake Murray and Lake Wateree.  These waterfront neighborhoods are commonly contained within a subdivision, or a PUD (Planned Unit Development), with home styles and sizes comparable to one another.  In these waterfront neighborhoods you can usually determine the value of your home by what is being sold within the subdivision’s boundaries.  Since the subdivision and/or neighborhood usually have control over the lake, lake access is often restricted to property owners and not granting public access.  These lakes are usually regulated by a POA (Property Owner’s Association) and enforced by local police officers.
