Creek and River Property for Sale in Columbia

River Property may be one of the most unique types of waterfront properties in Columbia.  As stated in earlier blog posts (see links below), Columbia’s existence is accredited to Indians trading and travelling down the Saluda River, The Broad River, and The Congaree River.  These navigable waters have natural beauty and create a great setting for a home.  Not only do they have a history of functionality, but also their natural beauty has been preserved as a landmark for Columbia, South Carolina.  The Broad River and The Saluda River’s convergence into The Congaree River passes right by the Congaree National Park at the Richland County and Calhoun County border.  But in this area you aren’t likely to find small tracts of land. Most of the riverfront homes for sale are located closer to Columbia in West Columbia and Cayce but continue along its shoreline in other areas. Mainly north, towards the Township of Jenkinsville where you will find the Monticello Reservoir (AKA Lake Monticello). Properties along this coast line often larger tracts of land used for hunting purposes.  But the west side near Irmo has plenty of development.

Property along the creeks, streams, and branches can be found in almost every area of Columbia.  In rural areas you may find difficulty in obtaining a septic tank approval because of the water table and soil types.  But there are solutions to a conventional septic system that are designed for low elevations of topography.  These systems are predominantly located along the coastal regions and success rates have proven that engineered systems can be placed on almost any property.  In urban areas sewer systems have created higher density subdivisions and smaller lot sizes.  Although you may lose some of the benefits of owning acreage, you should benefit to the convenience of city living and stable neighborhood sales.  Protected wetlands have also created a nice settling of large hardwood trees that paint seasonal foliage colors and cools the 100-degree summer months with shade trees.  These areas define the beauty of South Carolina wildlife.
