Chapin and Prosperity are just north of Columbia as you pass through Irmo and follow the shoreline of Lake Murray. Up until 2015, the Chapin area featured large tracts of land and a rural setting. However, it is rapidly becoming “a suburb” of the Columbia, South Carolina area and no longer “too far out” for buyers wanting to be near Lake Murray. In fact, it is growing so rapidly that the school system put a freeze on enrollment (2018) because of the amount of residential development that has come into Chapin. It is growing faster than they can accommodate.
If you continue to travel the shoreline of Lake Murray from The Dam, through Irmo, and then through Chapin, you’ll find Prosperity. Prosperity is at the head of Lake Murray and is in Newberry County. In comparison to all of the areas that we’ve covered, Prosperity takes the longest amount of time to drive into the city of Columbia. The upside is that a homebuyer can usually get a lot more house (and/or land) for your money. If the trends continue as they have, Prosperity could be the next area for major residential development.
