Cobblestone Park Gated Golf Community - Blythewood, SC

Cobblestone Park is a gated community located just off of I-77, exit 27, in the Town of Blythewood, SC.  With over 700 acres of Homesites, Golf, Tennis, swimming, and other recreational facilities it has become an exclusive resort-style community in this area.  The friendly security officers at the main gate keep track of all incoming traffic so you know that your safety and the security of your home are a top priority.  The 27-hole course is challenging enough for the professional and yet forgiving for the novice golfer.  At one time it was said that Lee Janzen, an 8-time PGA Tour winner, has redesigned the existing P.B. Dye designed course and Cobblestone Park and there are plans to add an additional 9-holes that Janzen will design(Edit 2017: We don't believe this is still in the plan).  This course was formerly the venue for the "Monday after the Masters" and was initially called "The University Club" prior to Ginn(Ginn-LA University Club, Ltd, LLLP) taking ownership around 2005.

There are plenty of homes for sale and lots available in Cobblestone Park.  Most of the homes are built in the architecture style which I call "Charleston Style".  They are high-end brick, Hardiplank, and wood-sided custom homes and many of them have metal and architectural shingle roof coverings.  Several of the houses that I pre-viewed have granite countertops, hardwood floors, premium appliances, garages, carports, whirlpool-style jet tubs, screened porches, and all the charm of a southern homestead.  The lot sizes are unusually small for this area... but the layout of the subdivision compliments home styles and the lot sizes are ideal.  The initial "Launch" hosted by Ginn, which was the initial sale of the new development, was both a huge success and a huge failure.  The developers and their team of salespeople managed to bring in buyers from across the country to purchase Cobblestone Park lots.  They sold millions of dollars worth of inventory in a single day and most, if not all, of their homesites, were conveyed at the launch.  Soon after the market collapse speculators were left with lots and were unable to "flip" them for a profit.  Ironically, many of the homesites have gone through foreclosure and are back on the market today for resale.  I've seen real estate for sale in Cobblestone Park for as little as $19,400.  A few months ago it was rumored that Linger Longer Development Company, LLC took over operations of the development that Ginn once managed...but has since been confirmed from on-site representatives that this is false.  It has been a difficult few months for Cobblestone Park but it appears that the market is balancing to comparable properties in the area.

There are 2 associations that are involved with property ownership.  The HOA for Cobblestone Park has quarterly dues of $427.00 as of 5/13/2009 per lot/ $1102 per home, and a Club Membership is required in the amount of $250.00 per month with an initiation fee of $1805.00 and 18-hole green fees in the $20.00 price range.  With their current 'semi-private' golf course they allow only a few advance Tee Times per day and the fees are somewhere around $55 per 18 hole round of golf.
