Cedar Lakes is a development that was initiated in the late 1980's. It began as an 800-acre tract with the idea of creating and preserving upscale country living with the convenience of small town proximity for necessities. It is strategically located just 7 miles south of Winnsboro, SC and a due west of Blythewood, SC. This tract lies just over the Richland County and Fairfield County line in Fairfield County. The City of Columbia SC is approximately 15 miles from this site where landowners can enjoy the convenience of shopping, dining, parks and recreation and extensive specialty shops that you will find in most cities. Charlotte, NC is a 45 minute to an hour drive, Historic Charleston SC is 2 hours away, and access to I-20 and I-77 is very convenient and just a 10 minute drive.

The 800 acre tract features several water features including; frontage on the Little Cedar Creek, a 25-Acre & 20-Acre man made lake and two lakes about 1-2 acres in size. The large home sites take in a portion of each lake to keep landowners with the right to access, maintain, expand, stock, and fish each body of water. Each homeowner with a waterfront lot has access to the entire lake. To preserve peace and quiet in the neighborhood, the restrictive covenants forbid any outboard motors.

The lot sizes start at 1.85 acres and the majority of them are several acres in size(3-6 acres). There is a 35-foot setback from the sidelines, a 75-foot setback from the front property line, and a 100-foot setback from each lake shoreline. All of these are illustrated on the plat with a "dashed line" just within the perimeter of the property boundary. A detailed list of restrictive covenants can be found at the Fairfield County Courthouse. We ALWAYS recommend hiring a title abstracter to research the court records to insure there have not been any amendments since the publishing of this article. All lots are restricted to either an 1800 or 2000 square foot minimum and Cedar Lakes does NOT allow Modular or Manufactured homes. This means that all structures must be constructed on site. There are natural gas and water lines run throughout the subdivision. With the proper applications and paying applicable fees each lot is able to connect to these utilities. Since this development is in a rural area there are no sewer line services available and a septic system is necessary. A "permit to construct" issued by DHEC is required prior to breaking ground.
