What is a Survey, Plat and/or Plot?



When buying land it is important to know where your property boundaries begin and end.   A survey is probably the most accurate illustration of property dimensions.  You will find angles, distances and witness identifiers for property corners on this drawing referred to as a "Plat".  A land survey should be easy to read on paper but more importantly identifiable on land.  Surveyors should cut your property lines, if you are on a wooded lot, and mark the lines with survey tape (or survey ribbon).  Many times we use a tax map number which is usually drawn from the land survey as a reference.  A survey can also include a plot plan which includes the exact dimensions and distances of where your proposed home will be built.  This is a necessity for your contractor because he/she will need to know the distances from the road and side property lines so that the home won't encroach into easements and setback boundaries.

 In order for a plat to be used correctly it must be recorded and be referenced on your deed or title to real estate.  Many homebuyers will buy property then later get a survey to determine the property corners and sidelines to build an additional structure, pour a driveway, or build fence.  Once you order a survey, make sure that you record it appropriately and get your deed updated, by means of a "corrective deed", to reference the plat.  Otherwise, it is just a technical drawing for your own use.
