Finding Lots Land and Acreage on the Columbia SC MLS

Looking for land in South Carolina?  There are many different types of land for sale on the MLS(Multiple Listing Service).   You may not get what you expect from the search results if you don't include the correct parameters on your MLS search.  Below are a few differences and tips.

  1. "Lots" are units of real property that are typically in subdivision.
  2. "Acreage" is a larger tract of property that may, or may not, have restricted uses.
  3. "Land" can fall in both of these categories and usually include commercial property.


  When you decide to search the Columbia MLS for land it is important that you remember that the perspective of the seller and/or agent may be different than that of the buyer.  I always add "Acreage" and "Commercial" when I am looking for any type of real property for sale on the MLS.  Many agents classify 1 acre or more as acreage, whereas I consider anything over 5 acres as acreage.  It's all in the eyes of the beholder.

Also, if you are searching for "Acreage" for recreational property, such as hunting land or farmland, it is common for land listings and sales not to be in the MLS.  This is mainly because land specialists deal with large tracts of property that cross into other MLS boards.
